MCB Hawaii (Kaneohe Bay) — Best Neighborhoods
MCB Hawaii sits on the Mokapu Peninsula on Oahu's windward side. Consistently ranked one of the best duty stations in the military. Marines here have the Ko'olau Mountains behind them and Kaneohe Bay in front. Off-base living options are among the best on Oahu.
Kailua — 15 min from gate
World-class beaches, top-rated schools (8/10), walkable town with farmers market. Strong established military community. The premium is real — median $1.35M — but so is the lifestyle. Families who buy here almost never want to leave.
Kaneohe Town — 10 min from gate
More affordable than Kailua ($1.05M median), lush mountain views, good community. Aikahi Park sub-neighborhood is particularly popular with MCB families — extremely close to the gate with a strong military community feel.
Enchanted Lake — 20 min from gate
Lakefront community within the Kailua area. Family-friendly, good schools, great value compared to beachfront Kailua. Popular with families prioritizing space over proximity to the beach. $900K–$1.3M.
VA loan tip for MCB Hawaii: At O-3 with dependents ($4,410 BAH), you can cover the full mortgage on a $700K–$750K home. Many Marines stretch to $900K–$1.1M by adding a small out-of-pocket contribution to the monthly payment.
Joint Base Pearl Harbor-Hickam — Best Neighborhoods
The largest joint base in Hawaii sits on Oahu's south shore near the airport. Home to Pacific Fleet headquarters and 14th Air Force. Central location means good access to most of Oahu.
Ewa Beach — 10–15 min from gate
The best value play for JBPHH families. Newer construction, good schools (7/10), resort HOA amenities, and the most affordable single-family homes among desirable Oahu neighborhoods ($820K median). Military community is enormous here — you'll have neighbors in the same situation.
Pearl City — 10 min from gate
Established neighborhood, good schools, convenient central location. More affordable than Ewa Beach in some pockets ($700K–$950K). Less new construction but more character and mature landscaping.
Aiea — 12 min from gate
Central Oahu location with easy access to both JBPHH and H-1. Mix of affordable condos and single-family homes. Pearlridge Center shopping is right there. Good value at $650K–$900K.
Kapolei — 15–20 min from gate
Oahu's "second city" — growing fast with new construction, Ko Olina nearby, sunny leeward climate. Popular with senior enlisted and officers who want newer construction and space. $850K–$1.3M.
Schofield Barracks — Best Neighborhoods
Home to the 25th Infantry Division in central Oahu near Wahiawa. The H-2 freeway makes commuting easy to both Honolulu and the North Shore.
Mililani — 10 min from gate
The #1 choice for Schofield families and for good reason — Oahu's best public schools (9/10), master-planned community, seven recreation centers, and a huge established Army community. Mililani High School is consistently Oahu's top-rated public high school. $875K median, condos from $500K.
Wahiawa — 5 min from gate
Closest off-base option, most affordable ($550K–$800K), large Filipino and military community. Less polished than Mililani but tight-knit and convenient. Good for junior enlisted maximizing BAH purchasing power.
Ewa Beach — 25 min from gate
Many Army families choose Ewa Beach despite the longer commute for the better amenities, newer construction, and proximity to Pearl Harbor (some families have dual military). $820K median.
Fort Shafter & Tripler — Best Neighborhoods
Located just outside Honolulu — USARPAC headquarters and Tripler AMC. Central location gives access to the whole island.
Aiea / Halawa — 10 min from gate
Most popular choice for Shafter families. Affordable ($650K–$950K), central location, good community. Salt Lake neighborhood nearby offers condos from $400K for junior enlisted.
Pearl City — 15 min from gate
Established neighborhood with good schools, central location, slightly more affordable than urban Honolulu. Strong mix of military and local families.
Mililani — 25 min from gate
Worth the commute for families prioritizing schools. Many Tripler medical officers choose Mililani for the 9/10 school district.
Using Your BAH to Buy on Oahu
Your BAH is designed to cover your housing costs. The goal should be to use it to build equity — not to pay someone else's mortgage through rent. Here's what BAH buys you in 2026 at key ranks:
