PCS orders to Oahu are one of the most coveted assignments in the military — and for good reason. But the housing decision you make in the first 30 days can mean the difference between leaving Hawaii with $200,000 in equity or leaving with nothing. The most important thing I can tell you: Military families who bought in Hawaii on a VA loan 3 years ago are leaving with $150,000–$300,000+ in equity. Those who rented or used base housing are leaving with nothing. If you're staying 2+ years, buy.

Should You Buy or Rent on PCS Orders to Oahu?

Oahu's "second city" — growing fast with new construction, Ko Olina nearby, sunny leeward climate. Popular with senior enlisted and officers who want newer construction and space. $850K–$1.3M.

Closest off-base option, most affordable ($550K–$800K), large Filipino and military community. Less polished than Mililani but tight-knit and convenient. Good for junior enlisted maximizing BAH purchasing power.

Ewa Beach — 25 min from gate

Many Army families choose Ewa Beach despite the longer commute for the better amenities, newer construction, and proximity to Pearl Harbor (some families have dual military). $820K median.

Fort Shafter & Tripler — Best Neighborhoods
